Foreclosed Homes worth to buy?

Preferable includes comes with property tax and fees and mortgage at the once.. easier for us.. than large of sum payments within 4 installments payments. We prefer includes at once less the headache.. ((chuckles))
Hopefully we'll find a right taste country house soon. Right now we are living rent house.. pretty quite no investment which is the sucks! ha ha
Really quite good experience with these buy house and other stuffs too..

Concern about Investment likely mutal funds and others too.. can be con or pro depend on company who being honest deal with.. *sigh*
We still working on our researching and to find properly agency of investment whcih is the best faster growth than slower.. Of course investment growth faster can be highly risky.. worth for our try at once.. as our lifetime experience.. lol

as for mine.. 7.5% loan for $60.7K
cost me $424.24 per month

comes with escrow fee so the total payments i had to made is $508.10 per month :D

as for those who don't uddy what escrow fee is.. it means Home Insurance and property taxes all together..

this i don't have to worry about pay a thick payment every 6 month.. so escrow is a best method.. no worries about thick payment every 6 month

I must say what you talking about is almost compare Germany. There're good advantage in your country about fixed loan for 30 years with same interest. Here in Germany have only 2 to 5 & 10 years fixed loan with interest.

We look for any offer for low interest few months before the 10 year fixed loan is run out. If there're high interest then do with 2 years fixed loan,
if there're low interest then do with 10 years fixed loan.

My Canada system pretty lotz of tricky their system.. that why we are kept caution.. with these stupid banks.. We prefer stick with Broker which is seriouis settlement and low percentage rates than banks higher interest plus tricky hide their fees full of b.s. etc etc..

well... i did the loan under a bank.. They're not tricky. I had an agent to help me out through this make sure i understand they hired an interpreter for me when i was there at meeting and them explaining about the contracts. also home agent is with me at that time telling me its good idea... or bad idea...

Banks offer a better deal.. only if you have an account with them. and safer than brokers brokers can trick you.. since there's no law about them and brokers are their own business.. and aren't under government.. most banks are under government like mine "Wells fargo" always look for FDIC logo

however.. most banks are requiring you to have a home insurance ( i agree with the bank on this issue) in case your house is on fire, theif, damage, flood, airplane hit ur house, bomb, war, riot, etc.etc.. whatever can cause your house to have a damage or you damage to others like a person fall down and sue you for wrongful.. insurance covers those.. i support that idea to protect your finincial needs.


another postive thing about banks.. if you have budget problem like u lost your job.. banks is willing to give you a weive of 3 months without paying under the mortgage insurance. many brokers don't offer that.. they must have payment on time.. no matter what happens.. and if you don't pay they'll take ur house.

there's many pro and cons between banks and brokers.. so do alot of research

- Good neighboorhood
- Crime rates low
- Good schools
- Less traffic
- Lake next to home or nearby
- few noisy
- good houses around you

List of bad invesment
- near downtown
- too much traffic
- near highway
- bad neighboorhood
- crime rates high
- messy junk houses around you
- train tracks nearby
- factory or sewer nearby
- airport nearby

I bought my condo 12 years ago in gangland Santa Ana, California and it was a foreclosure for 30 grand. My mom screamed at me for buying a condo in a place where bullets flew more than flies and that I made a bad investment.

Now thanks to Police Chief Paul Walters for cleaning up the area and the Conservation Corps refurbishing up many of the run down homes in my neighborhood and the local homeowners for closing off some of the streets frequented by 'getaway gangsters'. My condo is now valued at 150 grand and I'm dammed proud of my investment considering the risks I took.

This is my experience and not to construe as advice of any kind.

The famous "Location, Location, Location" term still a viable guide to anyone who wishes to participate in the great American dream of home ownership.
