Owner... Bed and Breakfast inn ??? Questions

Wonder anyone own Bed and Breakfast inn?


I was thinking about own inn in few years... for only open spring to Fall ( closed winter season) :hmm:
 
I find cool when you positive something in your life... I see, Why Not... :D




 
lot of places are open down here for winter and i noticed they are popular due to getting away for few days like on weekends and enjoy without stress and worry free etc.. especially away from kids? its a hit due to fireplaces and hot tub. :)

i dont know cuz i dont own one.. but it would be cool.. but lot to worry about and make sure it is up to date with codes etc.. and foods, drinks, etc.. so something to think about.. :)
 
It sounds like a good idea...

Just be prepared for liability issues. :)
 
here's something to think about before owning a Bed n Breakfast Inn...

Does your area have a vacation hot spot?

Will there be liability issues to overcome with?

How many rooms would you have avlalable to keep up with the demand, if in a vacation hot spot?

Will you keep the building up to code and make it modern looking or something different from other Bed n Breakfast places?
 
Another thing to think about, most B & B's I have gone to or read about is one of the main attractions is the innkeeper's specialty at something in the kitchen, especially the first thing in the morning.

I agree.

Be prepared to have something that makes your place unique.

For instance, there might be a place called "Ma's Bed & Breakfast" and that place is well-known for their delicious home-made brewed coffee.

Or... a place that's known for their pancakes... or their waffles... or whatever.

You will also have to be prepared to clean up after the guests.
 
It is sound like awesome but you will need to invest a lot of money to run it. :) Good luck! You can do it year around...don't have to close it during winter...but it is your choice. :)
 
I remember seeing a show on television where these 2 guys plot to break in a house and steal stuff from there. One of the houses they broke in was a B&B house. The things they stole were stuff from the safe, computer, etc... Eek!

We are opened in the winter as well as people come to watch storms from the Pacific. Also we have specials to entice people to come.

Sequioa's questions says it all. Also another thing to remember: Everyone will be in your space whereas if you were a motel/hotel operator-there will be some distance.

Overall--it's a fun career with it's unique perks--( I'm next to the ocean. :) )but it is a lot of work!
 
It is a lot of work but at the same time, can be rewarding and profitable if you find the right location and the right season for tourist. One time I have been to an unique B&B in the east, what was so special about this place was that each individual room has a theme, nothing outrageous but the owners allowed us to choose a room and we saw them all, we picked a room that had colors of white and olive/sage green with modern bathroom fixtures and modern bed frame. Very calming and soothing. I believe the name of that BB had Irish knack to it. It was located among maybe 15 other B&B's in the area, making it so popular for tourist to stay there during the season.
 
just let us know where and when it will. Then i'll swing by and sleep there, give a review on it.

During the high season, you have to be up early in the morning to get ready to plan your day out. Figure out who is leaving, who is arriving, special instructions with some of these guests, as well as laundry. Basically, making sure that everything is ready for the guests.

Once that is finished, then you have to check your plants to make sure they are adequately watered, pay bills, mow the grass if it needs it as well as pay attention to special projects or emergencies that arises.

in the low season that is when everything is focus on the inside. Touch up the paint, decor, etc.
