Well, after the last bad storm we had through Missouri I developed a couple of roof leaks, I tried patching what areas I thought the leaks were originating from but then it seemed to spread to another area? The hail beat the siding up pretty good, it knocked holes in the plastic that its made of and the roofer said theres quite a bit of roof damage ( beside the roof is older anyways.
The monster oak tree behind the house was hit by lighting and blew out the side of the tree all the way down so its more of a hazard now for the next storm.
So the adjuster is meeting with me tomorrow (as well as the roofer) to see what can be done.
Being its an act of god my rate wont go up, so Im happy with that, now just to see what I can get done.
 
Roof leaks are notoriously difficult to find the origin. Often the origin of the leak could be distance away from the location where the leak was noticeable. Very rare same spot.

Yeah, told the adjuster about the one close to the skylight, got sarcastic with me and said, the only way to prevent the skylight leaks is don't install them. so, I fired back with... I didn't install them...lol
Besides the leaks are from the skylight, its dripping about 6" above it on a vaulted ceiling.... but claims theres only damage on the additions not on the main roof, I can see the damage myself ( my family owned a roofing company ) so I know a little about it, Im just not a roofer. If the insurance company doesn't pay enough, my uncle still does it and I will just hire him to do it at costs plus his time.
 
Well, Insurance adjuster only wanted to cover the addition roofs and sidings not the main roof ( said he didn't see hail damage ) well $2300 is what they want to pay out, roofer said $5900 to tear off and recover entire roof...wtf
So amd I stuck with just "patching" the additions and yet wait for the main roof to leak at a later date? I called my uncle (retired roofer) but still does side jobs to see what he can pull off on recovering the whole house? 29 squares so its not a monsterous job. Siding is rather simple...
 
Sorry buddy, the roof shingles cost have skyrocket in the last 8 years. Roofing materials no longer cheap, just like lumbers :(

The price you just quote seems to be reasonable.
 
I priced shingles at HD... $31 a bundle but with what Im getting, there is a discount and its $28 a bundle for Architextuals
$24 for standard 3 tabs and at the discount they are $22 a bundle....
Either way its still $2000 for enough to do the whole roof, labor....myself, I need someone to carry all those bad boys up there (90 bundles...lol )
Hoping my uncle will knock it out and save me a bit or at least break even. Sucks
 
Right, that does not include cost of labor, overhead and liability insurance they have to pay. They aren't cheap anymore nowadays. :( I often end up doing them myself to save money from labor. They want higher pay than I get, then they can kiss my ass cause I'm doing it myself.

Sonocativo, I didn't realize insurance covers for new roofs.......
 
It is high ... a couple years ago the roof on my house was replaced ... too big of a job just for me ... don't know the roof square footage but the house is about 1200 square foot ... roof is simple one peak and flashing around the chimney ... to tear off and reroof, tarpaper, 30 year asphalt shingles was $4000
 
Homeowners insurance generally covers the property from roof to basement in the event of fire and/or natural disaster. The only exception to this is that when it comes to flood, they aren't covered. And the content of house, depending on what coverage choose from like Jewelry, guns, any valuable assets.

Sonocativo, I didn't realize insurance covers for new roofs.......
 
We are currently having our roof replaced. They started today. A couple of months ago I contacted State Farm and they scheduled an adjuster to look at it. He said it was covered due to damaged received over the winter.

The estimate came back for about $6,000 to replace with standard 3-tab. Minus depreciation, they gave us $4,630. We paid the difference and got the architectural style with metal drip edge and ridge vents. They will also replace our 12 X 16 shed roof all for $7,900.

Back in January we had many very windy days and one day of hail which I could prove to adjuster the exact day since I saw it and it is on record with the weather service.
