Well as you all know I landed the house and I started work on it...exterior for now, going yo run some electrical tomorrow. I spent thanksgiving there and will be there til sunday until dark... Here are some before and after pictures of the outside so far.

Had to replace 12 panes of glass, glaze/caulk all windows, Paint. Going to replace front, side and rear doors soon, New windows are in the future (Thermo)
Demo on interior will start soon, gotta get a crew together to tear everything out, got an old friend from grade school who is an interior decorator who is trying to get me some free kitchen cabnets from a remodel which would help greatly.
 
WOW it is looking great. Keep posting, it will be nice to see all the changes as you go along. Looks like a beautiful home. Good luck!!!
 
I second Angel1989s request. I think being retired bookkeeper from a construction company just adds to my interest in what other people do.
 
Nice solid brick. Gonna need some work on the cracks between the bricks on the lower left corner of the back. Are the skylights waterproof? Does it have a fireplace?-- looks like it might on that extension on the back. Would be nice to build a deck or sunporch on top of the front porch.

A handyman's dream. That was a lucky claim for you. :cool2:
 
Same door with blue design on it, just painted for now. It doesnt have a fireplace but 3 hookups for wood burners, as I get tearing out walls There may be a fireplace hidden in there ( some fool just threw up walls everywhere ) Once I tear the guts out and open the floorplan, then I can see what was where and even decide if I can install things I want. There are alot of Massive oak trees on the property that are coming down for sure ( will save as my firewood as well )
The 2 front rooms will become one large room since the walls deviding them is non-load bearing, someone actually threw up a few sadly made walls to make a makeshift closet for the 2 rooms, why I dont understand yet.
The house is haunted and Im making friends with the spirits so far, they stopped frizzing the hair on the back of my neck now and slamming doors, guess they see Im making it look nice again.
 
Wow! You are making progress! I applaud you for taking on such a huge project but boy the rewards will be worth it!
 
haunted ,american ghost are dramtic i saw 'haunting in conneciter'i got old lady ghost here,scared crap out of me,she pulled bedding up rub me in back and moves things about.she harmless....be careful with your ghost ask it if it ok doing work and remind it that your house now...would like to think ghost stuff is crap but as one visit me i change mind.just check out if got anything with elcto magnetic bits because that make you feel like haunted

Could it have been divided for use as multi-family housing? That would account for the smaller but more numerious rooms and added closets.

Jane, All the rooms are large 13x15, 15x15, 15x19...etc...
There are 2 front doors but I cant find any tell tales that they were divided, the makeshift closets are new wood/drywall so they were put in recently... I guess because there are no coat closets, Since the kitchen is so large I dont need the pantry thats under the staircase so that area may become a coat closet or laundry area? I havent decided yet but opening the staircase will be a hughe difference in the floorplan.

Festus, Missouri is not that far from the part of Southern Illinois where I live. There was a time when many of the communities that had a lot of German settlers had a lot of homes with two doors. I am trying to think of which one it was that as a kid I nicknamed "the two door town". Also, in the 1800's and early 1900's people didn't have as many clothes and wardrobes were more common than closets.

There seems to have been a time when those were common room sizes. My grandfather moved a 3 room house from one lot to another in Centralia. It grew to 9 rooms and an attic area that was high enough that an adult can stand upright in a good part of it as they had 7 kids! The rooms are those kind of sizes and the bedrooms originally did not have closets. I inherited it I was about to close on a two bedroom house. In a week and one day I went from no houses to two houses! It is probably needless to say it was the big one that I as a single person sold.

What is the current situation as far as bathrooms is concerned? One possible use for the space under the stairway is as a half bath; especially if there is no other bath on the first floor.

Thats one half of my burgular alarm system.... Ill post the other half of the system later...lol

only half done on the closet wall removal...still have the parimeter of both rooms to tear out.

The house I grew up in had two front doors. Evidently one front room was meant to be the formal parlor, rarely used. The other front room would be the everyday parlor. Sort of like the upscale home's living room and family room dichotomy.
 
I found something in the walls, going to post a new thread on it... looking for advice...
 
Got the rest of the wall out, duct work is comming out as well, and lo and behold, I can hook up another wood burner...woot !
The rooms are really starting to brighten up alot now.
