the lab reeks while being operated, once done and gone there is nothing but trash, cleaned up you will never know it was there (except getting sick) I know, I worked in the crap, gotten sick trying to dress up a turd (rental property) before i even know what the hell I was in....

yes they can just look up MLS but if it's out of their area, they contact other realtor covering that area and split the commission with them.

but you've gotta be a dumbass to hire a realtor who is not familiar with the area. and how exactly can a realtor successfully sells properties while not being familiar with the areas? everybody knows that would be very difficult to do.

being unable to answer client's basic questions is a simple tattletale of cluelessness and incompetence. client would just fire the realtor and get another one who is familiar with the area.

god damn Jiro read the fuking posts... a meth lab DOES NOT REEK WHEN ITS GONE... so when you buy a house, rent an apartment that had a lab at one time you wouldnt know unless someone told or disclosed it... OR UNTIL YOU GET SICK AND GO TO THE DOCTOR AND FIND OUT THROUGH BLOOD WORK like talking to a dead horse with you... and from someone who specialized/worked with hazardous substances here.

a car dealer sells cars... do they know everything you or I did to that car, the way you or I drove it... not unless we tell them you did 140mph and dogged the shit out of it... Oh no, you babied it to death, like grandma drove it right? sure. Now sell that POS to the next guy.

live? no I don't expect or assume a realtor lives in the area I'm interested in but I expect a realtor to know the area I'm interested in.

Would you hire one who lives 20 miles away? there you go. The office may be located there but she may live or even have friends / family in the area you want...but then again, like car salesmen, they will tell you what you want to hear to make a sale... car salesmen never owned ever car but they will sure tell you how good it runs, drive wont they?

agents are just that, its all about making a sale.

ok. so you're telling me that a realtor is absolutely clueless and knows absolutely nothing about where he works in. ok we'll just have to move on.

FYI - a car salesman usually does test-drive what he sells and is quite familiar with it.

LOL! your funny! Maybe you don't know how I did bought my house. I chose a realtor, and we found my house though MLS, that realtor has NO connection to the realtor that is trying to sell my house. So, the Realtor CAN sell any house found though MLS listing.

Sometimes people want to move to next city like Rochester to Buffalo for instance, some of these people would consult their local realtor because it is easier to do search than hop from one realtor to another.

o-b-v-i-o-u-s-l-y. I'm correcting your line of thinking that you're implying a realtor has no time to check on everything because he is too busy with many homes to sell.... which is not correct.

but here's a correction - a realtor can FIND any house found thru MLS... but a realtor cannot sell that house he's not contracted with.... hence a realtor contacting that realtor and splitting a commission together.

duh? that's called a relationship. those people have a good relationship with their realtors and trust them which is good.

but I fail to see what you're trying to say because you're basically saying exactly what I've said..... :confused:
