New House

Well long story short... I have been eyeing a house for awhile now. It was a foreclosure and cheap, bank owned but the bank wanted cash only which I couldnt do... Now some company has bought it and is selling it really cheap... Problem is, it is gutted as some thieves stole all the wiring and plumbing in it. I can replace it all within a week on the cheap, but unless the cental and heat are there that may take awhile but I can install some wood burners to get through the winter months and being it is on some land I am liking it alot. It is a 4 bed 2 bath brick, needs alot of landscaping outside but that will come in time as I plan to build a huge 4 car garage and use the 2 car thats there for a shop.... will work out nicely for me.:hmm:

Sounds nice...but after reading a prior post of yours:

"Im screwed, they dont pay me enough to get through the month, I borrow and pay back people, then again they pay just enough so I dont qualify for food stamps either as well as other benefits... so Im screwed either way. Damned if I do, daned if I dont"

And since ur on disability (SSDI) with ur back problems and all (disabled)...might want to be very careful of all that work......

Got alot of friends in the construction business ( discounted materials as well as a helping hand )

And getting by m2m, thats with high rent/bills
The house will only cost me $100 a month and $150 all utilities instead of $600rent and $250utilities so yeah, alot cheaper. You do the math.

Yes, I know materials arent cheap but its basic stuff to fix not a major rehab. and I got nothing but time. I can do small stuff myself but nothing big or heavy lifting... More like just BBQing and providing some beer and theyt all come running to help...lol its nice to have close friends, known most of them 27+ years.
 
RR weren't you the one that posted that story about the couple who found a house that was cheap in Oregon? Later they found out it was a meth house and it was making the family very ill. I can't stop thinking about that story because my daughter is renting a 100 year old victorian home now. She has had a headache or feels ill every since they moved in there.

I pray it is just a coincidence that it is that time of year for colds and flus and maybe the house is OK since they really love living there.

Check it for lead based paints...banned in 1978, but the dust from failing paint can make them ill, doesnt take much to do it either, being the house is 100 years old its guanteed to have it,,,, no dry sweeping, all it does is stir up the dust. They can get free help from the health department if they have kids under 6 years of age...Free remediation/cleanup and repainted... check into it, Ive done the work for 15 years,

Yes, I did....and got some very positive feedback on that thread, even things I would not dream of!...Perhaps the house (since it's old) would be moldy and dusty...I would talk to the Landlord about it...Even I cannot live in "old houses"...I start sneezing and coughing.....But I do love old Victorian houses myself.

And even talking with the neighbors to see if any drug activity was noted there by prior tenants?....Police reports, etc. Seems it would be time-consuming too...and since she doesn't own the house, might be hard to remedy the situation, and probably the Landlord would deny those allegations of the house being a prior Meth house (?).....Guess it's sort of a Catch 22 here...going to the doctor with her ailments to see what he thinks might work....and if nothing came about, then of course I would move....better my health than being sick.

Even if she rents/lease... if she has a child 6 or under she can get help through the city health department... Take full advantage of it 100% immediately !
Even if she doesnt qualify the city will make the landlord correct it ( by hiring a remediation crew not himself unless he is state licensed )
 
No kids just my daughter, her boyfriend and their dog Murphy. She just told me that "yes their place has lead paint" and they had to sign a waiver acknowledging they are aware of this. I know they really wanted to live there, but I wish she would have talked to us before they moved. I suggested she read up on this and I just hope this isn't what is making her sick since they signed a year lease. Keeping my fingers crossed!!!

If it's lead-based paint....and she signed the lease knowing the house had it...might be a problem getting out of the Lease...many apartment complexes require you to "initial" whenever signing a lease, acknowledging that you cannot hold them responsible for lead-base paint...some apartment complexes are very old, painted over and over as tenants move in and out...

Wish the Law would change all of that....and also make it a public record of any house/apartment that does have lead-based paint and also that have been a prior "Meth" residence....They already might have, I don't know....Then the prospective tenant could check the list before moving in.
 
It acknowleged that they are aware of the presence but its the landlords responsibility to make it safe. No cracking/peeling paint, fresh paint on everything. You cannot get lead dust out of carpets and needs to be removed/new installed, everything wipped down occasionally with TSP (trisodium phospate) spic n span is the only cleaner that has it ( powder form in the box ) TSP will absorb the lead and remove it, so constant washing and rinsing is required. New paint will seal it in, caulk any and all cracks in walls, baseboards where wall/baseboards meet the floor, windows and door casings, the window sills and throughs are the worst where the friction wears the paint down and creates dust same with door jambs where the door impacts when closing. clean a 3foot by 3 foot area under windows where the dust is heaviest and settles. Clean and air tight is key to stopping contamination.
