Costs of living in northwest Pennsylvania. Leaving overpriced Florida.

I am posting here to get the facts and figures on what it will cost me to live in the northwest Pennsylvania area. I am tired of explaining to my parents all the reasons why I am leaving south Florida. They can't see a world outside their beloved, overpriced state. I pointed out the heat, hurricanes, crime, traffic, high cost of living, overpriced houses(thanks to the stupid bubble) lots of illegals, etc. I want a slower, safer lifestyle in a town up north and also want to experience a change of seasons.

They insist on me throwing away money renting before I buy. Ive explained to them that renting does cost less in locations that experienced a house bubble but in other places where houses stayed cheap, renting costs much more, sometimes double of what it costs to own! I go by the 1:125 rule meaning owning vs. monthly rent x 125. Example is a $250k house, if the rent costs less than $2000/month then you are better off renting, else you should buy the house. But in an area of $25,000 to $50,000 houses, the rent should cost $200 to $400 a month. However the rent costs $400 to $650 a month so I am losing over $200 a month renting vs. owning.

I will still rent month to month for 3-6 months to make my parents happy. They think I will not like living up north for several reasons(their biggest reason is the cold) but I don't want to be in Florida either. Ive done my research on where I should relocate and northwest Pennsylvania is the best and cheapest choice. My parents say I could relocate to Gainesville, FL. It's somewhat better than south Florida but still has many of the problems and is still way overpriced! You need $150k for a 1500 square feet starter house! :roll:

I will be getting the same size house, actually itll be bigger since ill also get a basement and attic which combined contains alot more storage space than a car garage which few older houses have. A such house will set me back $37,500 at a cost of $25/foot. This is a fourth the cost of Gainesville as well as most parts of Florida that aren't crime ridden ghettos. Crime is a big reason I seek a safer location. Safe locations in Florida don't come cheap!

The questions id like to ask is how much will it cost to live in northwest Pennsylvania or some other equivalent affordable location? Id like to know the expenses of electricity, water, garbage, heating, repairs(once I own instead of rent) and other such expenses. I know that the biggest expense is owning the house itself and ill save over $100,000 by moving from FL to PA. Many others have left FL and other expensive states for cheaper states as well.

No one knows what they pay themselves for their own utilities? My parents want to know what costs I will incur before they will let me move out.
 
Homeowner insurance!

I live in Nor'Easter and I know for sure as Homeowner Insurance, you could buy less than 500 dollars a year, even some for just 250 dollars a year and you won't find that price range in Florida! They got insane homeowner insurance in Florida just because of Hurricane, PLUS the deductible for damages you could have for just 500 dollars up here but in Florida, you won't find that low deductible, maybe lucky enough to get $25,000 dollars deductible in Florida.

Taxes, well Florida is cheaper with taxes (No state income taxes) but not sure about real estate taxes.

Anyway, what I would suggest is to move up somewhere and rent for a while to see if you like up there than Florida, then stay there if not then can always move back without stuck with selling house.
 
Let me post the list here, correct me if I am wrong.

Somewhere north, such as Northwest Pennsylvania should cost:

$30,000 house
$6000 down
$200 month mortgage
$400 year insurance
$1000 year property tax
$100 month heat in winter
$100 month for water and electric
$40 month for internet
$1000 year in maintainence/repairs

Any other expenses I missed or aren't accurate?

Where do you find house $30,000?
What is type of house? What type of heater? oil? gas? coal? electric? other?
What size of house?
Watch out bad health zone.

Northwest PA has higher rate for jobless. They are poor job market in Erie, PA.
Pittsburgh has lot lost number of people since 1970's.

I think usually even a small house that is just very average is about $80000.

Heat in cold months can easily go over $200.

Don't forget your pager or cell phone expense.

I agree with others..I doubt very much that the heating bill will be $100 or under during the winter months.

Like Darkdog, I pay an average $350 a month for my heating bill during the colder months.

I dont know a lot about NW PA but if u did find a house for $30K , WOW! My house is 1500 square feet and it costed us $265K! Maryland is a whole lot more expensive than Florida, obviously!
 
Shel90, try Washington state. :giggle: It's lot more expensive than Maryland, usually in Seattle metro area. $400k buys you a 800 sq condo.

Oh yea, I visited Seattle in 2001 and saw my aunt's $400K house..it was TINY!!! Cute but TINY! Expensive, I know. :)

Do a search on Realtor dot com for towns in the "rust belt" you can find tons of small 2 or 3 bedroom, 1 bathroom houses with 1000-1500 square feet in the $15,000 to $50,000 range. Some of them might need a few $1000s in repairs but you can get a move in condition house by spending a little more than a fixer upper.

Look in states such as WV, OH, PA, IN, IL, MI, NY. Stay away from the big cities unless you have $100,000+ for a safe neighboorhood. The weather will be temperate and the hardiness zone 5-6 for the most part but you will be rewarded with short, mild summers and beautiful, colorful falls that are absent in the southern states.

Many houses up north use gas heaters but some have coal/wood burners and fireplaces. You can also use electric space heaters to heat individual rooms further. My plan is heat the whole house to 50-60 degrees and use a space heater in my room to heat to 70 degrees.

You used to be able to get a starter house for $50k in parts of Florida before the bubble, those prices peaked at $150k to $200k and are now down half of peak prices but still too high. As for heat, the locals claim it costs only $100 a month if you don't waste heat or insist on 80 degrees. I am deaf, ive never been able to use phones. Ill take my cell with me but can only use it for text messages at $10 a month. If others want to communicate, I prefer instant messenger on the internet. Not interested in a car, waste of money and in the town im moving to, I can simply walk shopping. It's good exercise! :D

Should have kept renting for half the cost of buying and wait for house prices to keep falling. In Florida, lots of people are getting foreclosed since they bought during the house bubble mania and couldn't afford it and when prices dropped, they had negetive equity. It's why I refuse to buy in Florida or any other state with overpriced houses. Ill wait several years for prices to bottom out, but in the meantime I can live on the cheap somewhere and decide if I want to relocate again. Many people are leaving overpriced states for cheaper states.

Those condos will be under $100k in several years. Condos here in Florida have lost 2/3 of their peak bubble value and are still a bad deal. When my grandma passed away, my dad sold her 55+ condo for $18,500. Yes, that's all it's worth and thats how much prices have fallen.

Before the bubble, cheap houses used to be the norm and we will see this happening again. Prices went up 3x, 4x, 5x and they must fall by this much. We aren't there yet and won't be for several more years. Those speculators must all be foreclosed!
 
If you want affordable cost of living with average climate then try Atlanta, it's alot cheaper than in many place, even you could try Texas and job market is great when economy isn't bad at this time.

Ok! But my husband might want to wait for retirement. I spend more than $10 for a data only plan for my Blackberry. But if you can get by with $10, that's good.

And we spend over $200 a month while keeping the heat at about 60. We are pretty frugal.

One more thing , those little dying towns don't have much employment opportunity. With no car, what will you do about a job?
 
I believe Northwest PA is where Erie, PA area is. I remember researching how cheap the homes were in that area, but the employment there is non-existant or dying as well and there's many towns in the area that have lost population.

There are better places to live than in that area. Jobs is the most important to survive.
 
I did google to find lowest price at Erie, Pa.
I seem that most Mobile Home or ugly condition house or bad local start at near lower price as 10K.

I looked at nice house with 3 or 4 bedroom with 3 bath (similiar to our house). Most start at $200K
 
Cost of living expenses also. Falls along with the pay rate in the states.
