Interesting thread.

I don't know how difference between America and Germany but I would like to share my experience then it would help you to see the sense... Maybe your Bank offer the same as mine?

We look for reasonable interest to finance my house mortgage. We found the low interest then fix 10 years agreement contract that interest should remain same up to 10 years agreement contract over then re-new agreement contract with new interest. We re-new the 10 years agreement contract with low interest... If high interest then 3 or 5 years agreement contract.

If you want to refinance then you need to look low interest first then fix agreement contract that interest should remain same.

Good Luck

While there is no time limit for when you may refinance, it has to make sense to the homeowner.

Nowadays, interest rates are low if we can verify income. Depending on your situation, you may want to opt to go FHA, where you get the lowest rate possible. Again, depending on your situations, you may have several options.

Also, you receive a lot of "pre-approve" letters. This is because most lenders purchase leads that contain public records. These are sent in bulk to hundreds of homeowners at the same time. These companies never know your exact situation. I wouldn't pay much attentions to these...I heard nightmares about them.

If you have questions on home loans, you may contact me at anytime. I enjoy what I do and will be glad to assist you in any way possible.

Hope this helps.

Is FHA for low income families? If so, I doubt we will qualify. How can I contact you? Thanks!

Thanks..I am just concerned about having to pay closing costs. That is what we dont want to do since we paid NOTHING for closing costs when we bought our house. We got very very lucky.
